Uniform Appraisal Dataset 3.6 – Updated

Onity Mortgage Corporation, f/k/a PHH Mortgage Corporation, recently announced that we are accepting the new Uniform Appraisal Dataset (UAD) 3.6 appraisal reports. Refer to the details below, as applicable by loan type. Additional clarifying information has been included and highlighted to address Onity exceptions vs. seller exceptions.

Fannie Mae & Freddie Mac
The new Uniform Appraisal Dataset (UAD) 3.6 appraisal reports were announced by Fannie Mae (SEL-2025-04) and Freddie Mac (Bulletin 2025-7). Legacy appraisal forms (1004, 1025, etc.) will continue to be accepted until the UAD 3.6 mandate is in effect.

Appraisals displayed on the new UAD 3.6 forms (Uniform Residential Appraisal Report, Restricted Appraisal Update Report, and Completion Report) are subject to the UAD 3.6 policies issued by Fannie Mae (HERE) and Freddie Mac (HERE).

For clients with direct seller/servicer relationships with the agencies, the UAD 3.6 policy is mandatory for all new Fannie Mae and Freddie Mac appraisal reports submitted to the Uniform Collateral Data Portal (UCDP) on or after November 2, 2026, unless a temporary policy exception was granted by the agency. Refer to Fannie Mae LL-2026-08 and Freddie Mac 2026-J for complete policy exception details and reach out directly to the agencies if an exception is needed.

Onity Mortgage has received approval from Fannie Mae and Freddie Mac for the temporary UAD 3.6 policy exception. This policy exception approval will apply to lenders who run Automated Underwriting System (AUS) transactions with an Onity sponsorship (not direct sellers with Fannie Mae and/or Freddie Mac, as applicable). A passing UCDP must be received upon submission of the UAD 2.6, and lenders can continue to submit to UCDP until the extension date expires.

FlexIQ Non-Agency
We will issue a separate communication outlining the appraisal report requirements for FlexIQ Non-Agency loans.

FHA
FHA recently announced (FHA Info 2026-23) that Uniform Appraisal Data (UAD) 3.6 appraisal reports may now be submitted via the Electronic Appraisal Delivery (EAD) portal.

Mortgagees can deliver all or some appraisals to the EAD portal in either the legacy UAD 2.6 format, or the new UAD 3.6 format; FHA has not yet established a mandatory adoption date for the UAD 3.6 format. Important Note: The same UAD format must be used for all appraisal submissions for a given case number, submission of multiple UAD formats is not permitted.

The FHA Electronic Appraisal Delivery (EAD) Portal webpage now includes a new UAD 3.6 section (titled Preparing for Uniform Appraisal Dataset 3.6: Your Guide to Implementation) and a link to the FHA UAD 3.6 Implementation Preparedness Toolbox.

VA & USDA
The VA and USDA government agencies have not yet released details related to the UAD 3.6 appraisal forms; please contact the applicable agency directly to confirm their acceptance of the new reports. We are actively monitoring these agencies for UAD 3.6 specifics and will communicate once available.
