Seller Guide Updates
Onity Mortgage Corporation, f/k/a PHH Mortgage Corporation, has made several modifications to the Seller Guide and Non-Agency Addendum (Appendix A), as indicated below.
Seller Guide
- Section 1.2 Contact Information: Expanded Communication Information Table 1-3 to include additional details related to hours and contacts
- Section 1.2 Fee Schedule: Revised the Delegated fee table to include “Suspense Fee – Agency/Government” (previously listed only in Section 8.1 Suspended Closed Loans)
- Section 4.1.1 Requesting a Commitment: Amended the bulk bid submission path and acceptance hours (align with bulk bid email address previously communicated, extended to 4:30 pm ET)
- Section 4.5.3 Relock Fees and Terms: Added new language to indicate that all previously applied fees, such as extension charges, will apply to relocked loans
- Section 8 Closed Loan File Delivery: Removed the “Ready to Review” submission requirement from the Outstanding Conditions section (align with automation previously announced)
- Section 8.11.4 Insured Clause for Final Title Policy: Added a new topic to address the final title policy mortgagee clause requirements
- Section 11 Post-Funding Final Documents: Updated the portal name for post-closing submissions to “Final Docs Portal”
- Section 11.3 Pre-Purchase and Post Purchase Insuring and Guaranty Requirements: Corrected the timing details to measure from the “Mortgage Note date to the Loan purchase date” (previously indicated “Loan Closing date”)
- Section 14.2 Post-Closing Trailing Documents: Updated the portal name for post-closing submissions to “Final Docs Portal”
Non-Agency Addendum (Appendix A)
- Section A4.5.3 Relock Fees and Terms: Added new language to indicate that all previously applied fees, such as extension charges, will apply to relocked loans
